Can you help me if I am behind on my mortgage?
Yes, we are able to purchase the property if you are behind on payments. We cannot buy the house if it has already been taken back by the bank so time is of the essence when your mortgage is behind.
How long can I stay in my house?
We require as little as 6 months (great if you are waiting to move into a new home) to as long as you want to stay. We will require a 1 year lease up front, but if you want to move in 6 months, we ask for 30 day notice as with any landlord. We have no timelines other than the initial 6 months.
How do you determine what you will buy my house for?
We evaluate the market conditions in the neighborhood, the rental amount that the neighborhood warrants, and the condition of the house to determine the offer we can give you. We are very competitive with our pricing.
Do you require me to repair my house?
Absolutely Not. We will purchase the house as is, so no need to worry about repairs. We will evaluate the cost and if the home is in bad shape, however, we may elect not to move forward based on condition. We do not want to buy a house that needs to be completely renovated for this program.
Do I still have to pay for all the house bills?
The only bills you will be responsible for after we purchase the home is your utility bills and the monthly, agreed upon payment. We take care of taxes, insurance, and any maintenance items that come up going forward.
Can I work with my realtor to get the house sale completed?
Absolutely. We are happy to work with all industry professionals with the program. The commissions will be paid out of the sale price as with any other home sale. You would receive the remaining balance.

We will work with you and your seller, provide all the details to them and make the process really smooth all while making you look like the hero!
We require a 10 day inspection and will close in 30 days or less if the house is approved. You will get your commission as part of the transaction when the house closes. We also require that the seller use our closing company for the transaction. This is non-negotiable.
Sellers for the leaseback program have to be qualified for the program. If they come in below our standards we can work with them to get them approved. In some circumstances however, the seller will not be approved. Then the only option is cash purchase and the seller moves or we do not move forward with the transaction. In other cases, the property will not qualify. We will get you an answer on the property within 2 business days of submission. The seller qualification will take a little longer.
